To make sure I can represent you and not the seller during the showing, state law requires that we have a Buyer Broker Services Agreement in place first. For now, this is a simple non-exclusive agreement, which just gives me permission to legally show you homes and answer questions openly.

Why This Waiver Matters
In the State of Washington, real estate brokers must have a Buyer Broker Services Agreement in place before representing or assisting a buyer in any way, even for a single showing. It’s a legal requirement that ensures transparency for both of us and confirms that I’m representing you and not the seller.
This initial agreement is non-exclusive, meaning it doesn’t lock you into working only with me. It simply allows me to legally show you the property, protect your interests during that visit, and answer your questions openly and honestly.
When you decide to move forward on a home and we’re preparing an offer, that’s when we’ll complete Form 41, the Exclusive Buyer Broker Services Agreement. That document allows me to negotiate and submit offers on your behalf, which is mandatory in Washington before any offer can be presented.
So Why Sign the Waiver Now?
That’s a great question and one I get often.
Signing the waiver now makes it possible for me to:

Represent your interests during that visit (instead of the seller’s).

Give you honest feedback about the property, pricing, and next steps.

Keep you fully covered under Washington’s agency laws from the very first conversation. 
It’s a short form that protects you, ensures we’re compliant with state regulations, and lets us move quickly when a home sparks your interest.
